Real Estate - Project Coordinator/ Project Analyst

Immediate opening - Richmond, VA!

This Project focused position is responsible for maintaining, improving, and disseminating the goals, standards and best practices for the renovation projects. The position provides support to Project Managers and ensures they stay committed to meeting project deliverables within the timeline, financials and scope agreed upon. Additionally, the role is responsible for all renovation project reporting and analysis for the department.

KEY RESPONSIBILITIES:

Financial: * Prepare monthly cash flow reporting and other ad hoc reporting needs as required • Manage the quarterly accrual process • Update and analyze monthly project cost reports, schedule and change order logs to ensure project trackers are accurate each month Analysis • Work with project managers to prepare renovation budgets. Review and analyze budgets before presentation to SVP • Provide ad-hoc and reoccurring corporate reporting, cash flow forecasting and analysis • Work with project managers to prepare displacement analysis reports and coordinate distribution/collection with asset management. Review and analyze as appropriate. • Research and gather data points for analysis • Reviewing purchasing reports and identify opportunities in pricing or selections • Analyze and review tools, reports and vendors regularly to streamline processes, and identify potential efficiencies Project Support • Manage the project cycle for capital investment and renovation projects; ensure Project Managers stay on track with deliverables, spending and scope; close out projects upon completion • Serve as a resource and provide guidance for Project Managers; share historical trends on projects, provide data for scope walks and bids, communicate brand standards and manage our cost tracking database and worksheets • Create, maintain and update utilized tools and templates and ensure Project Managers are organizing project documentation properly.

KNOWLEDGE, SKILLS & ABILITIES: • Strong analytical and problem-solving capabilities to quickly identify and resolve roadblocks and barriers within a project and/or team • Superior communication skills and interpersonal skills; • Ability to reconcile multiple perspectives and priorities • Strong project management skills; ability to be detail oriented, organized and successfully juggle competing priorities • Demonstrated ability to drive process improvements; ability to articulate and execute the value behind the change in order to create a more effective and efficient process • Interpersonal skills and ability to work in a team environment essential; strong emotional intelligence with the ability to have tact, patience and courtesy when communicating and interacting with others • Proficient in Microsoft Excel API and business intelligence platforms a plus • 5 + years with similar responsibilities noted above • B.S. degree in Business/Finance or Construction Management preferred
